Locating and purchasing a home presents a multitude of challenges. I’m here to help you every step of the way, making the process easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own.

The first challenge is deciding whether you’re prepared to go through all the necessary steps. Locating your perfect home is rarely an easy task, and obtaining a mortgage loan can be a complex and tiring process. But once you’ve determined that you’re ready to move forward on your home-purchasing goal, the rewards are unquestionable. And I’m ready to help you achieve that.

First, I’ll help you locate and assess properties for sale that match your specifications. I’m familiar with the current homes on the market, and have a solid understanding of neighborhood values, so I can help you determine which properties are fairly priced.

Next, I’ll help you prepare so that sellers perceive you as a preferred buyer. By understanding your needs and preferences, I’ll work with you and the other agent to ensure that your position is clearly communicated and effectively pursued.  

Then, I’ll help you through the myriad of details attending the actual purchase. These include identifying financing, inspections, legal work and other property related research. My experience and knowledge allow you to enjoy the process and reduce or avoid the stresses that can go along with your decisions. Clear communication and open channels are the key to our mutual success!

First Steps: why, where, what?

Your first step is to ask yourself why you want to buy a home. Is it to:

•   stop paying rent to start building equity? 

•   raise a family?

•   entertain business associates?

•   expand into a larger house?

•   downsize to a smaller home?

Your next step is to describe where you want to live.  Be specific:

•   area (city, suburb, country)

•   neighborhood (older, settled or brand new)

•   school zones, transportation, recreational facilities, library, stores, etc.

•   commuting distances

Next, think about what you need:

•   how much floor space, number of rooms?

•   a one-level home, or are stairs acceptable?

•   size and type of property: acreage? detached? condo?

•   do you want a newer home, or an older one to fix up?

Next: loan pre-qualification

Your next step in the purchasing process is to get pre-qualified with a mortgage company. This can be done over the phone or even online, in a matter of minutes. I will refer you to a mortgage professional who has an excellent track record for acquiring client loan approvals.

Once you've been pre-qualified for a mortgage, I’ll refer to the (MLS) Multiple Listing Service to help you determine which properties fit your needs and price range.
